Interests Surge Towards Small Towns And Boroughs

The interest in purchases of second homes is being directed to smaller towns in sea and mountain zones, which typically are environmentally clean areas. Country real estate is one of the most active segments on the market, A two-room (one-bedroom) apartment in Razlog could be bought for EUR 850 per sq m, a level lower than the ones in nearby Bansko. Sales prices for new buildings start at EUR 650 per sq m to reach EUR 700 per sq m. However, in the area of the golf course under construction the available units start from EUR 1,300 per sq m to reach EUR 2,000 per sq m.

In the area of Veliko Tarnovo, villages like Pushevevo, Slaveykovo, Hotnitsa, Salasuka, Samovodene are also interesting for second home buyers. Along with supply of old houses for about EUR 20,000, growth in supply of newly built single-family houses and small villas in gated communities has been observed.

In the zone of Elena, near Yovkovtsi dam and Mikovtsi village, there is demand mostly for large sites for development of residential communities and small hotels, real estate experts say.

Among sea villages the attention is focused to Kosharitsa and Laka on the Southern Black Sera coast, not far from both Bourgas and Sunny Beach. A holiday homes community of 26 houses will be developed again in the area of Bourgas, namely the village of Prosenik, until recently not on the real estate market map. There are projects for the villages Marinka and Pismenovo too.

Top asking price levels for residential real estate in holiday complexes vary from EUR 1,700 to EUR 2,000 per sq m. Such levels have been asked in Sozopol, Primorsko and Tsarevo.

Meanwhile, in Sunny Beach and St. Vlas resorts, apartments for sale could cost as much as over EUR 2,000 per sq m. For prices of EUR 1,500 - 1,700 per sq m holiday homes could be bought on the Northern Black Sea coast. Supply is focused in already known areas like Sts. Konstantin And Elena and Golden Sands resorts as well as in smaller settlements like Topola in Kavarna municipality
